Dormer attic conversion quotes

Our bungalow has a "built for conversion" attic, ie just put in the windows, stairs and stud walls and off you go. Got planning permission and now am looking for quotes. Looking for 2 dormer windows, 5 velux, proper insulation and 2 bedrooms with ensuites. Told the builders I will source the stairs and bathrooms myself. Builder one : 48 K, Builder two : 80 K. Has the world gone mad ?? Not looking to build a house just a couple of rooms. Both builders told me they can start next week, as they have no work.... Anybody here done something similar ( 90 sq m) ?
 
I just had my attic converted for 30K I live in a five bedroom detatched house and price included stairs two rooms (one I use as bedroom with ensuite and the other room as an office). I used top of the range insulation and have 4 velux windows. I'm really happy with the job and was well worth the money.
 
Hans, how big is the conversion in sq m ? Did you have to do any structural work ? Where are you based ?
 
Not home now so forget the exact dims. but house is over 2000 sq so attic over that space and I'm in Limerick I said about 30K but the original quote was 25K but I forgot I got him to do other work for me and that brought up the price I was very pleased with his work and he was in and out in a few weeks.
 
That is a similar size to mine. Really wonder what makes mine 50K more expensive, don't recall having specified any gold door handles..
