Do you need Deeds to sell a house ?

Hi,

I've just gone through probate and have a house to sell. We don't have deeds - only a Land Registry Folio. I've been told that this will suffice, that property can be registered by deed or folio but don't know if it's true.

I'm putting the house on the market soon and don't want to delay any closure because we've no deeds (if we need them).

Any advice appreciated.
 
Yes and no.

There are two systems of Title/ Land Registration in this country - Land Registry ( your type) and Registry of Deeds. With yours, the Folio (or rather the Land Registry up to date certified copy Folio) and file plan( map) are your deeds and it/ they together with such necessary documents as the Grant of Probate, planning docs. ( if applicable), tax certs ( again if applicable) and necessary declarations constitute your title to sell.

But check it out with your solicitor to make sure you have everything you need.
