Does anyone know if the rules for max size (40 sq mtrs) of allowable extn at the back of your house and min size (25 sq mtrs) of private open space to be left, for exemption from planning permission, include a garden shed in the back?

i.e. is the footprint of the shed counted as part of the house or part of the garden?

Does it make a difference if it's a wooden or brick shed?

A seperate unattached garden shed is not counter in allowed extension of 25sqm, so has no affect. Its a different allowed structure.

As per Runner they are different. 40sqm interior floor space for extensions, including all other pervious extensions and a total of 25m exterior area for all sheds.

Yes thanks everyone. It appears that they aren't counted as part of the 40m sq allowable , but you must still have 25m sq open space, not counting the shed.

So they are neither house nor garden.
