Discount for Purchasing House with Cash

Hi all.

When buying a new build house from builder is there any likelihood of a discount if purchasing with cash?

The price of the house is €255k.

If so, what would be a reasonable discount to ask for, or, is it better to ask for extras to be included instead.

There shouldn,t be much of a discount . No harm asking though.

It might be that builders cash-flow is tight so someone with cash can complete quicker than someone needing a mortgage.
Other than that I see no cash advantage.
