Detail for Investment Property (Cap)Expenses

Does anybody know a good source for a list of detailed capital expenses allowable against rental income? I've looked at numerous sources but can't get a read on things like:

- sanitary wear
- flooring
- kitchen (cupboards and the like)
- carpets (& wood floors, by extension)

What I'm looking for is a good reference for what can be claimed as a CapEx and what's considered to be part of the whole house. I've looked at Revenue's IT70 and it doesn't go into that level of detail. I'm not talking about additions/extensions as that seems to be unclaimable on a CapEx basis, but this would be in relation to allocating a value to pre-existing items and claiming a CapEx over the following 8 years.

I realise it's a quite specific question and that I may have to head to an accountant/tax adviser, but any help would be appreciated, even if it's just a pointer to a book/reference.
