We're trying to sell a small site - and wondering what's the best thing to do as we are getting conflicting opinions from our auctioneers + engineer etc. We had spoken briefly to auctioneers in the beginning, but then thought we should apply for outline planning altogether and then sell it. In the mean time we have had fairly good offers (subject to planning) through the auctioneers, the latest offer is different though, it is supposedly from a developer who is willing to pay for it regardless of planning permission or not, which seems strange to me. Of course the auctioneer is telling us to take the money, which would mean we don't have any more hassle with planning etc., at the same time, we have everything ready to go for applying for o.p.p. it's just a matter of sending the info. to the planning authority. Is it worth taking the risk of taking the money from this 'developer' despite the fact that he may see some opportunity and can get say twice the price, but which also means we don't have to wait around for the planning to be approved etc. Or should we just go ahead with our own application since it's ready to be sent in? If anyone has any suggestions?
