current build prices per sq m/ft....

.....just looking for feedback on what current rates are, per sq ft or per sq m, for Builder's finish, std pvc double glaze, no kitchen/tiles/etc.

House sizes, typically 200sq m/2200 sq ft and upwards

I've been told by two people in the last week that it's in the €80/sq ft mark, but two (potential) clients in the last week have told me they are expecting to build for.............€ 38 or €55. Now, these are expectations not quotes, so I'm trying to inform them as best I can, as to the possibilty or probability, of those numbers....

Now, that's some difference, I'm sure you'll agree !!

I'd appreciate any feedback - whether from contractors or self-builders.........

Contractor here, E38 is ridiculous, E55 would be a very low price and I would suspect that would rise during the build. E65 would be the lowest you could expect I'd say, E75 would be more realistic these days. All depends on location and the details of the build really.
 
this is a key figure in this market in pricing/negotiating investment property purchases.
To my mind if I could buy an investment property for say 70/sqfoot or less this is a virtual base below which the property is unlikely to fall below.
however we are not there yet although i think these figures will become vital value parameters pretty soon as the market tanks.....!!
I approached a bank last week with this argument and they were very keen to do business based on these parameters.....
also raises the point in any negotiation that the prospective purchaser would not be prepared to remiburse the developer the inflated site cost whilst being more than willing to liquidate the asset for them whilst giving them a single % margin on the build.
This scenario is coming I feel and is a huge opportunity for property investors.
 
We are building for about €75/sqfoot, but we do have a high spec of insulation and natural slate on the roof.
Would be very hard to get much lower than 70 if you want a high spec of insulation, I think. A friend of ours doing a self build (and did a lot of work himself), still cost him over €60/sqfoot.
 
Thanks, that's good - I thought I was losing my mind or something, so at least I know that's not happening.......well, yet, anyhoo !

To give you an idea, they got a quote for raft - 13.4m x 10m = €5000 !

Or so they thought.........turns out, that was the labour only - actual cost now turns out to be € 16k ! So, if we stretch the analogy that they're out by a similer fraction on the rest of their numbers, or just double, that puts it in the €79 range, which would be about right.
 
For me, no - Site was a gift - but as I said, I do have a high spec of insulation and some extra expense due to planning regulations, also have to build a raft foundation.

Sorry - should also have said - it includes all groundworks and a 6m x 9m garage (also with natural slate roof)
