Creating a property company to transfer my 2 investment properties into: thoughts?

I'm a long-term investor (who isn't these days!), and am trying to manage my costs and taxes as best I can. I have an idea that if I setup a property holding company and transferred my property to it, I could then avail of lower taxes and also offset greater amount of expenses.

I own 2 investment properties.
- I owe €500k on them in total.
- Who knows what they're valued at, but for arguments sake let's say they're valued at €500k. (so effectively 0 after debt)
- I am private sector, working for a company


The idea is that the new company would:
- Get the rental income, which it would use to payoff interest
- That I may be able to lower tax rate on rental income from top end to the company 12.5% (as I would no longer get the income - the company would)
- Where there was a surplus, after tax, would use to payoff capital
- That expenses would be allowable (eg full interest relief on loan by company, vs 75% interest relief for individual)
- I am prepared to add some additional "equity" to the company if required

I believe there would be issues when it comes to the point of selling (ie the company is the owner, not me), however, I am a long-term hold, and have no intention of selling.

Does anyone have any experience of doing this type of thing, and any advice on it?

Covered at lenght in other threads. They might be a bit old but the principles are the same.
