Costs ofTransfer of site ownership

Hi all,

Just wondering if anyone knows what costs are involved in transferring a site from my brother's name to mine? (If any?) It has full planning permission for a dormer bungalow. The planning permission runs out in Dec 2007 so I have get started soon! And who do we have to go to?

Well, you already have the PP bit done so that's a good start :)
We're currently with a solicitor to handle the site transfer- they'll be able to advise you all the Tax/CGT/ Duty issues. The things we needed were:

- Full grant of PP
- PPS numbers of everyone involved in the transfer
- Valuation of the site by EA
- Land Registry papers (http://www.landregistry.ie)
To get these you need the Folio number of the plot
- Engineer certified map

After the transfer you probably need a good engineer to sign for the mortgage draw downs and provide the cert of compliance alongside your builder/ contractors.Hope that helps,
