My down stairs bathroom has never worked, since the day we moved in. ( new build ). never had any luck getting the builders to sort it out. It's now being used as a junk room which is doing my head in.

All i need is the toliet and sink removed/ blocked up what ever it is that has to be done.

Roughly how much would this cost, and how long would it take to do?

Any recommendation also welcome.

Would you believe i have a plumber that lives next door to me have been asking him for months to do this. Finally said to him last week if he didn't let me know when he could do it i was going to look for someone else. He's done a few jobs before at the request of my bf which he refused to let us pay him for. I even said to him i'd pay him and there's no arguments cause i want it done asap, and still nothing from him.

Should take 30 mins max (+time to get materials) a 4" cap for the sewer, x3 1/2" blanking caps for hot & cold water in sink & feed to cistern and 1-1/4" blanking cap for sink waste.

30mins and a few bits and bobs i'm tempted to give it a go myself......but i wont dont worry!!!

How much would a job like this cost then?

Dont suppose you know anyone that would do it within the next week?

Where are you approximately?

When y ou say it doesn't work, how so?

Do it yourself, it would be easy enough. If you can get the water off (hot and cold) it certainly is worth a few hours of a saturday morning trying.

The taps dont work and there's no water in the toilet....well a tiny bit.

I've only just realised i need other work done aswell. (duh i know)

I want to move the washing maching, tumble dryer and chest freezer into that room as well.

I was going to just a really long extension cord and feed it from one of the plugs in the kitchen.

Where do they want to go? Are we going Dutch? Is this a treble date?

You could post it to onlinetradesmen.ie (or similar) and you'll get ballpark quotes just from the email I reckon, as you have the details of the job (i.e. it's unlikely that someone would physically need to check out the job before giving you a quote).

The whole friends/neighbours thing can lead to difficulty - yer-man may not have time to do it for free, but wouldn't want to do it and take money. I fall into exactly the same trap myself when buddies ask me for professional help and I'm pushed for time - can't say yes because sometimes I just don't have time and can't charge them either (no matter if they insist!) - it's so Irish, I know

Yeah i know where your coming from it happens to me sometimes aswell. But he knows me and i would of paid him, if he refused i would of just posted it through his letterbox.

I was hoping someone here would say " so and so did a job for me, good work, didn't fart about, i was very happy with the job" and then give me his number. I've had such bad luck in relations to builders and tradesmen and i really dont trust anyone anyone, which is giving a bad name to the honest and reliable people i know.

I know it's only a small job and probably anyone could do it and not screw it up but when you've had a lot of bad experience before it makes you weary of everyone.

But i'll look at the website and see what response i get.

Thanks

samanthajane, think carefully before you get rid of your downstairs toilet. It will devalue your home - get it fixed if at all possible. Not to mention the fact if you have children one day; it will be really useful then.
However, if you want a plumber to have a look I can recommend one. A lovely guy who always comes when I call, and is a conscientious worker. He is based on the southside, but might consider going to the northside. Never overcharges either. He only works evenings - let me know and I will PM you his contact details.

SamanthaJane we are thinking of doing exactly the same thing and Ophelia I take your point about devaluiong of the house, but I and assume SJ are thinking of staying in our houses for the foreseeable future.
I want to move washing machine into that space as well as removing toilet.

Would really appreciate some idea of ballpark figure for plumber to do this

He only works evenings

Is this because he has a fulltime job and is doing nixers in the evening? If anything goes wrong are you insured??

God forbid you ever have a claim on your home, insurance assessors are there to spot modifications in a home and will ask for the details of the contractor that installed the modifications. If contractor is not registered or insured this can nullify your house insurance. This goes for all contractors, not just plumbers.

Don't worry about home devalue, they can be put back as easily as they are taken out.

To whip out toilet and WHB and cap pipes close to ground, you'd be looking at €80 - €120 inc.

Thanks everyone. The downstairs toilet it actually just off the kitchen and i've never liked the lay out of it being there, would be much easier to put everything into there, free up a bit of space in the kitchen. It's a big eought kitchen just the way it's laid out there is very little space.

If we did decide to sell and it made that much of a difference to the price we could always put them bak in again.

I have 2 children, and the downstairs bathroom not working has never been a problem, gives them a bit more exercise having to run up the stairs.

Since the job isn't as expensive as i thought it would be i doubt someone would come from the southside. But thanks anyway.

The reason he only works evenings is because he is a SAHD and can only get out to do jobs in the evening. He actually told me he would do work on the Northside. As I said, I can only speak from my experience with the guy. He's very thorough and actually sourced the best price for me for a Mira shower unit. I checked out the price and he was under what was quoted on Mira and other stockists. So far none of his work has come undone!! Thank God.
