Co-ownership

I'm having 50 percent of a house transferred into my name shortly. The person with the remaining 50 percent does not respect the common parts in that he occupies the sitting room with his computer - has got rid of a table etc, when I visit I find his wet clothes hanging in the kitchen, makes changes without notifying me etc.

I'm middle-aged and the other person is in his early twenties, so there is a difference in ways of life.

I'm searching for an agreement that would regulate a respectful co-habitation when I'm in Ireland (I live abroad) to avoid any future falling out.

This sounds like a disaster waiting to happen- if you are at the stage where you already don't get on, how can you even think about living together? No 'agreement' is going to change that!
