Clause in Deed of Indenture

I have come across a copy of an old deed of indenture ( sale of land,circa 1996) in which there is a clause that says "IT IS HEREBY CERTIFIED : that the entire transaction effected does not form part of a larger transaction or a series of transactions in respect of which the amount or value or the aggregate amount or value of the property conveyed or transferred exceeds £5,000. Can anyone explain the reasoning for this clause, eg, purpose for inclusion ?
