Can I get a mortgage to build without having planning permission?

HI,
I'm in the stages of designing a house and i'm trying to secure a mortgage, i've got a site agreed for 50,000(at least half price).My problem is that the family member that is selling it to me wants money now and cant wait until the new year when I put in for planning permission. Do any bank give mortgages without have secured planning permission?

First Active will lend against a site with outline planning permission, all the others require full planning. You could negotiate a bank loan rates on the premis that you'll put the mortgage through the lender when the planning comes through.

Hi,
Just remember that a site without planning is a field/garden and you can never be 100% of getting planning.

thanks for taking the time to reply.
so first active sound the best, the offer of site has been on the table and will be taken off it if i don't move! otherwise i'll have to get a personel loan and that would be at a very high rate. any other ideas?
