Buying off plans - what to expect

Hi all,
im in the process of buying off plans for the second stage of a development. The benefit here is I can see the first stage and the quality of the finishes is drawing me to the estate more and more. The downside is the developer.
From the beginning dealing with this person has been an exercise in futility. They seem to write nothing down, everything is priced from their head - no QS involved, and they have a bad reputation with in the trades - nobody wants to deal with them. We got through doing some modifications to the plans and now its the contract-at-solicitor stage for us to sign but we are wondering what to expect. We’ve been given one of the old drawings, a payment schedule drawn up for people in the first phase (named!) and no detail on spec of finishes whatsoever.

First time doing this - hopefully last - what should I have in terms of documents and expectations at this point of the process?
