Hi there,
I'm interested in purchasing a house in the dooradoyle/raheen area of Limerick. I'm looking for a 3 or 4 bed semi and have looked at a few in both areas. I'm not sure which is a safer option - I will probably sell in a few years again...whilst there's no "safe options" perhaps someone would know which area (and housing estates in areas) might be a better investment. Lastly I'd be interested in an estate that wasn't overrun with houses!

I would hold off buying in Raheen/ Dooradoyle area for a while. Especially with Dell, Banta and sercom laying off workers. The house prices will probably reduce over the next 12 months as people leave the area.
 
i don't know what spursfan is spouting about but limerick is a small city therefore you have greater choice when it comes to choosing an area with regard to access to different parts. If the raheen/dooradoyle area are your choice for work reasons why not look at castletroy to live in, its less densely populated and is only 10 mins on the bypass from raheen. there are a great many choices, what areas have you looked at and I can give you a decent run down on pros and cons for each.
 
buy nothing

rent for a year, see if you like the area, then buy and save 40% on current prices
 
You'd be mad to buy now. Prices are going one way and it's not up.

Personally if i was buying there i'd look at the older estates like Dooradoyle, gouldavoher, Meadowvale and Raheen. At lot of the estates say they are in Dooradoyle but are in fact way down the bottom of Dooradoyle road nowhere near the original Dooradoyle estate. Same with Raheen.
With the original estates you are closer to amenities and transport (the furthur away from the main road you go the bus service is practically non existant)
Also the houses are bigger and have more space around them, most would have a garage or at least space to build a garage and would also have much more green areas.
The only downside might be the houses may be a bit jaded and may not have ensuites etc but if that mattered to you you could do that yourself to the house or buy one that has already been updated.

Just my opinion.
 

I'm working in west limerick so for that reason raheen/dooradoyle suits - i've looked at houses in Cragaun (seems to be a lot renting though); also looked at Inis Mor, Raheen and in Dooradoyle - The Forts (like this estate) and Church-hill meadows. Feels that Glencairin and Kilteragh are very big. Would be open to areas in Castletroy too - what areas are good?
 
I think alot of rentals are to be found in dooradoyle raheen, but smaller estates would be the forts which has a few that are on the market awhile, springfield (would be fairly owner occupied). You could come slightly closer to town to south circular road, lovely spot and good range of new (log na gcapall) and old houses. If you were going to castletroy there is a wide range of estates new ones like kylemore and caislean na habhann (latter is cheaper) or further back in places like newtown park are all nice and family orientated. Personally I would avoid glencairn and kilteragh.

I'm not from limerick so my view is hardly coloured either way but I do live here and I would definitely disagree with you. The transformation Limerick has undergone in the last 10 years would suggest it is far from dying.
 
thats why unemployment is among the highest in the country. galla - if a city isnt busy on a saturday night then its already dead.
 
 
This is true, and SillyBilly's point is well made. I don't mean to denigrate the city in any way, I'm just addressing the OP's concerns as stated:

I think it boils down to what you can negotiate on an individual basis. No one will ever be able to call the bottom of the housing market, so if you are buying a property for a long term investment ( I know you said you'd only be keeping it for a few years but I would never recommend property as a short term investment)& your rent is covering your mortgage costs than why not buy now? I had a house in Russell court in Raheen for 5 years and never had a problem renting it. Obviously the loss of Dell will be a challenge, but to say that Limerick is a dying city is a joke. We're a small business in Limerick and we've never been busier. Limerick is a great place to work and live.
 
I'm a family guy originally from the Dooradoyle estate itself and I live in Castletroy now and I'd recommend either as decent places to live so keep family interests in mind when buying 'safe' options. Dooradoyle has St Pauls Nat School, Crescent Secondary School, Reg Hospital and Crescent Shopping Centre so it'll always be of interest to families / medics who may buy / rent. Likewise Castleroy is good around Monaleen / Annacotty where Monaleen + Milford NS and Castletroy College and UL also will always be of interest to families / academics who may buy / rent. Its also a handy hop onto the bypass from there. There's even an estate called Oakfield which may suit you and a decent McInerney estate called Bloomfield. Close to park / playground! Stay away from the cheaper Elm Park, curragh brin etc which gets thrashed by the students.
I'm with Jimbobp - Limerick is a great place to work and live.

limerick should be ideal for you if that is what you think

to the OP - annacotty or castletroy are very nice, with access to the bypass. And buy when you are comfortable with the price and payment.
A brief search into the past will demonstrate the validity of some of the posters opinions here.

Silly comment, really. Sounds like a quote from a Fr. Ted episode - stolen whistles, drive-by shootings, etc. Obviously there are problems in a tiny number of local authority housing estates, among a miniscule proportion of the population. Applying the same logic, Dublin should now be avoided at all costs because of the 2009 homicide rate, yet no sensible person would seriously suggest this. [broken link removed]
