building cost?

i am looking for an approx cost for a renovation/extension build in dublin. the plan is to renovate and extend the current house. it's a 1300 sq ft bungalow built in the 60's. we want to add approx 800 sq ft downstairs to existing house bringing in to 2100 ground floor and to go up into the attic and add 2 bedrooms ensuite approx 700 sq ft. it's an A frame roof, i believe its easier to convert the attic with this roof? it will need external insulation, rewiring and a new heating system. all responses will be helpful. thanks

Standard spec at present is in the €70-90 per ft2 range. The therma board etc has driven it up a little. External insulation will add a good amount to the cost as at €100/m2 its expensive
 
Hi kkelliher, thanks for the post. Just to clarify, is the external insulation 100 euro per sq mtr or ft? Can be a big difference between them. The house is old and I believe this is the best way to insulate an older building. When you say 70 - 90 per ft2 for a standard spec, is that builder finish painted with all bathrooms, kitchen, heating etc included?
