Builders and Insulation?

Hi All,

I am looking at building an extension, no planning needed as its only 20 square meters. As part of this I am thinking about getting the house drylined (all rooms).

The builder seems good but I am concerned that they are not specialists in home insulation (put up the batons and insulation, plasterboard over etc). My concern is around ventilation etc and the potential of mould as a result of vents not being big enough or something. Am I better to get a specialist company in to dryline or is it not that complicated? I know they will be putting in the new insulation in the extension but the fear is if they make the house too airtight I will have a mould issue. They dont seem to be the type of lads that take a step back and say I dont think the vent is big enough...

Any thoughts welcome.
 
If you trust the builder to do the extension it seems a little odd that you do not trust him to carry out a simpler job. Your genuine concerns can be addressed by a professional. Will cost a few euro but give you peace.
 
Have you also discussed with the builder if they will want the job if they do not get this part of it as it may not be worth their while financially?

What do you mean can be addressed by a professional? As in get someone in the check the insulation as in a BER guy? Look I could be overthinking the issue. I just wonder do all builders maybe simply insulating with no consideration given to vapour barriers, ventilation etc.
 
You need to step back and look at why you want dry line the house and what you are hoping to achieve.

And then find out all you can about mechanical ventilation MVHR. Just my 2c as we are currently ripping apart an old house that had some dry lining done and foil backed plasterboard. It's a big subject but you can learn a lot on line. Good luck.
 
Did you get a couple of quotes for the 20 sq m extension ? If so can you give idea of quotes ?
 
Silly money at the moment one quote was almost 6k per square meter excluding the windows, radiators etc. Basically a box with no windows or doors.
 
That doesn't surprise me - the worst time to be looking to employ a tradesman. Better off waiting until there's recession, when you can...

Dublin price surely.
I would have thought 2k per sq m builders finish for a small 20 sq m extension (down the country)
 
Builder was too polite to say "Not interested" so submitted a quote so high to ensure not selected

Have seen it a few times recently where they are also chancing their arm to see if people will be foolish enough to go for it. Know of one builder who quoted €50,000 to build two garden sheds and he admitted that he did not really want to the job but if he got that money he would take the it on. The sheds were eventually built for €20,000 by another builder.
