Best value 100% mortgage provider

Hello!

Have just found the perfect house and am trying to decide on the best 100% mortgage lender. We intend on spending no more than 4 years in the house as we intend on building on my girlfriends parents farm. The cost of the house is €300k.

I have already been approved from First Active, TSB and Ulster Bank, I just need help deciding which is the best to go with (i.e. who will give the least monthly repayment)

Any help, opinions, advice is appreciated...
