Best tenancy agreement for landlord

Is it better for a landlord to rent out a property with a fixed term tenancy or periodic tenancy? Any advantages or disadvantages of each?

Not sure it makes much difference. Once they have 6 months, they get a part 4 tenancy anyway.

In your agreement write only the rent amount , deposit, payment details and the house rules. No parties, pets etc.
Basically anything else you put in a lease binds only you and is meaningless for the tenant.
No point thing your own hands when you can't tie the tenants too. It can't it end up making you worse off.
