Berlin

Hi,

Just happened to read an article in a recent edition of the Farmers Journal regarding the changing times in that business with the dropping of the connection between subsidies and levels of production.
The article went on to say that over the past number of years successful farmers had tended to diversify their businesses into the property area in particular with a strong trend towards buying overseas and in BERLIN in particular.

Anybody have any insights in this particular market. Big farmers dont make too many dodgy decisions. There must be potential out there.

Something to watch about Berlin - tha State of Berlin is really struggling with its finances.
- Berlins debt has risen 6 fold since '91
- the city has lost 100,000 industrial jobs since '90
- Jobless level is 17.10%

Today ( Oct 17th.) Berlin has lost its case in the Constitutional court that would force the Federal government to help them pay off their debt. The Karlsruhe court ruled the state's finances are not quite at emergency levels yet.
The lack of help now will force the public authorities to either cut costs or sell assets to avoid insolvency.
The mayor of Berlin was hoping the government would take on 60 % of the States debt if they won the case.

The State of Berlin owns a lot of the property around Berlin! The pressure on prices will grow if they need to start selling assets.

Dresden, a city in the former state of East Germany, recently sold something like 8 billions worth of property to a hedge fund/private equity and I would not be surprised to see Berlin do the same.
The private equity firm said they planned to drop rents in Dresden for new tenants to increase occupancy rates.

Dunno where you got that idea. Irish agriculture is going down the tubes, farm incomes have all but collapsed in most, if not all, sectors and one of the most profitable of all farming sectors, the sugar beet industry has been wiped out overnight. And still farmers continue to pay astronomical sums for land, even without any development potential, where the rate of return on their investment will be zero or worse. Very few Irish farmers have any education, training or experience in non-farm business or investment.

Berlin also owns eight sprawling farming estates outside the city with 3,000 hectares (7,410 acres) of land and 2,500 milk cows.

Maybe they have their eye on the above for sites... ;)
