Basement info

Am just getting ready to self build have sloping site so am thinking of going with a basement for garage space and extra room space this is something i know very little about any info on cost, basement specialists or just general experiences or info on the subject would be greatly appreciated. House will be 2700 ft two storey.

You will need planning permission for a basement.
You will also need to look at TGD B with regard to fire regulations, especially if the basement can be accessed from the dwelling.

I have done a number of basements. They are ideal on sloping sites. There are a number of reputable companies that specialise in building basements, manufacturing waterproof tanking systems etc. Discuss this with your Architect/ Architectural Technician/ Certifier.
 
Expensive to build per square foot compared with standard construction.
Especially if you hit rock - do full bore trial holes to assess this.

The architect has said planning won't be an issue have decided to drop the house to 2500 sq ft i am at the stage of doing up the final plans and i have to decide wether to go with a full basement 1250 sq ft or just an underground garage utility and boiler room or also the option of no basement at all my budget is 240000 if the basement is going to end up costing a fortune i can live without it. Any opinions on cost would be greatly apppreciated, prices i have been getting from builders for the house without the basement are coming in between 60 and 75 euro a square foot also i work in avery large builders providers so i will be able to get materials at very reaonable pricess so self build is definitley an option.
