i am looking at getting my attic converted in a 3 bed semi with a gable end wall. What is the ball park i should be expecting to pay all in (labour,electrical,plastering,plumbing). i have seen quotes on here of people paying 18K 1 & 2 years ago. Has anyone had it done recently in the current climate prices must be cheaper
 
how many sq metres of a conversion is it?

rough guide would be in the region of €125 per sq/m not including elec work or plastering.

This may vary if you're getting a contractor to do the entire job or subcontracting it out yourself.

Also whats the conversion going to be used for? is it for an extra childs bedroom
 

Expect to pay around 25k for a standard 3 bed semi, even in the current economic climate
 
Thinking of insulating also, do you put the insulation in the roof joist's or is it the floor joist's
 
The base price for ours (4 bed semi) was 18k inc VAT for a std conversion (i.e. no ensuite).We got a few extras and it came to around 20k.
Very good job and we got the architects cert etc - south county dublin.
The average price quoted when ringing around was 20k so the price hasn't really come down.I think theres still a demand for this as alot of people are staying put and extending rather than trading up.
