Attic consverion,lose 2 ft of box room or

I have a choice to lose either 2ft of box room to accomadate a new stairs or have most of the landing window blocked out by new stairs, there will be velux on the hipp side of roof so will get some light from that, I like not to lose any of the box as small enough as it is, anyone ever seen this done

We took about two feet from our box room for attic stairs - no problem. Looks fine, I think.

The stairs must be a minimum of 800mm clear.

"Widths of Stairs

1.1.10 Private stairs should have a clear width of

not less than 800 mm."


Clear means "without obstruction", i.e. between the handrails.
You need a minimum of one handrail.

"Handrails

1.1.17 Stairs should have a handrail on at least one
side if it is 1000 mm wide or less. It should have a
handrail on both sides if it is wider. Handrails should
be at a height of between 840 mm and 900 mm,
measured vertically above the pitch line, and give
firm support. A handrail may form the top of the
guarding if the height is suitable. The handrail should
be so constructed and fitted as to be capable of
being readily gripped by hand and safely used.
Handrails may not be necessary beside the two
bottom steps of private stairs."

Allowing 50mm for a rail and 50mm clear that's 900mm overall.

A ladder is not an acceptable alternative:

"Fixed Ladder

1.1.16 A fixed ladder should have fixed handrails
on both sides. It should not be used as the primary
access to a habitable room.
"

It stands to reason that a retractable "Staighaire" is not even a fixed ladder.

As it is a hipped roof head height will not reach desired height due to it been a hipped roof, we will use it as a bedroom for guest's etc and maybe for our daughter in the future,
So we will get a proper roof escape window,will get attic certified for structurable complaince and we are using rock wool in eve's and a fire protector insulation on the floor joists,
we know we can't get it certifies as habitable living but hopefully the next best thing
