Anyone built an outdoor living space over or attached to Garage?

We are thinking about building our garage at the moment, we do have planning permission for the garage, but we are now thinking of adding to it a self contained studio/workroom/playroom/Study. I know many people have done this across the country and probably most of them do not have the correct planning for it.

Anyone got any ideas tips etc in terms of design. Originally we were thinking of putting in a 1bed above the garage and renting it out over a 5 year period to recouperate some of the cost of the garage.
Also downstairs at the back we'd like a liveable room seperate to the 1 bed upstairs to be used as a room for office or aupair.

Anyone got any tips advice etc?
 
Just because other have do it without planning permission doesn't mean that you are allowed to do it.

Get proper planning permission and save yourself a lot of hassle in the future especially should you ever have to sell the house. You don't want to have to go through the procedure of getting retention or of having a criminal prosecution brough against you for unauthorised development

Contact your local planning authority and see if it possible to amend your planning permission.
 

a few points:
1. most likely this would not get planning permission
2. If the building is used as a residence it must meet all building regulations, especially Fire regs. TGD B and BS 5588 part 1 1990. If you didnt youd be seriously in trouble if someone got injured or worse.
3. if you need a mortage then problems may arise when stage payments need to be signed off if done without proper process...
