Hi, I have 3 Commercial\Industrial units in the one property (1000 sq feet, 3000sq feet and 4000sq feet) for rent for over 12 months and I've had no luck renting them. They are advertised on Daft and with the local DNG Estate agent. There is also a sign outside the property. I'm based one hour outside Dublin. Does anybody have any idea what else I should do? Any Tips on what I can do to rent any of the units??
I know someone who has been offered a fitted out retail unit for 10% of the profit. Not sure eif that would appeal to you but it would appeal to a lot of people that want to start up a business.
Definitely drop your rental level if you can. As Mercman suggested you could consider involving a more commercial based agent rather than the local estate agent. It might be a good idea to get some of the more international based agents to list you - eg JLL (Jones Lang LaSalle).
What sort of condition is your property in and what are the services to the property? How close is it to the main roads/tolls? What height are the eaves? How secure is it and how much parking/secure yard is there around it? These are all the types of things that industrial type users will be looking for.

I've been looking to rent a commercial property in the Dublin area and a couple of things Ive noticed might be of use to you.
1. The estate agents are worse than useless in most cases, NONE of them have been able to quote me the applicable rates/charges when asked for them. The good ones ring back in a few days!! The bad ones dont even bother returning the call
2. Its a tenants market, but the asking prices are WAY WAY too high
This is 100% correct. The fact that the agents aren't and won't advise their clients and perspective tenants of realism has the market in a quandry. The time when reality and honesty plays its part will be the time for a more steady upwards graph in the property market and the entire economy.
As they all say you need to drop your rent. I was looking at an approx 1450m office building during thr week, 2 floors over basement etc, high spec and only 7 years old. In the boom they were looking for 240k per year, now down to 41k! No parking, so still no takers!
