any landlords out there have any opinions/advice re RAS scheme

hi this is my first time posting so im not too sure what im doing here... so bear with me. we are thingking of registering with RAS scheme as we have been finding it very hard to get good tenants and to keep the property covering itslef financially.heard bout RAS and have spoken to person in charge of RAS in my area, seems to be ok but wanted to get other landlords opinions
 
Ceist Beag, Thanks a mil... ive read all the posts and its seems the pro and cons are exactly what my own research has discovered...i may end up having to go with it as the area im in (small rural town)has had a lot of non nationals head back to their own countries and a lot of social housing was given out last year so tenants are very scarce on the ground apart from the really dodgy ones.even the guy who handles the RAS scheme indicated it could take a while to fill the property.we have had it for 5 yrs and to be honest its been a pain for 50% of the time with tenants trying on the nonsense from time to time.im surprised as its a really nice placein a nice respectable area with no anti socail behavoir issues like in some of the larger estates but still its hard to rent.dunno what to do, maybe i should put it on the market but the market is at a standstill.mostly we think why in gods name did we buy it
