Hi all.

I have recently rented out a house to 4 tenants. Are esb and gas bills allowed as a relief against the income if i pay for them?

Appreciate any advice
 
Revenue may, quite justifyably, take the view that you are paying these bills in lieu of rent and that this is not a legitimate expense but rather a means of tax avoidance. You could simply try it and see, post your tax return early and see if they do indeed accept it as a legitimate expense. However if they decided it wasn't then you'd have no comeback against them or your tenants who would have received free bills for the previous year.
 
I'd be surprised if revenue allowed this.

I will be putting in expenses(small amount) for gas and electricity between tenants ie a month of gas/electrity costs incurred during the one month when I was renovating the property.

Would'nt your tenants have to pay BIK if you are paying their electricity and gas?
