Thanks very much for helping me make my decision, as you said it is hard earned cash and no point in making rich men of others

Regarding "Hitting much harder than expected considering the company that had 60% wiped off there shares is based in Madrid", I wonder if you could expand. What company are we talking about here? I'm not sure that I understand and would appreciate clarification. Thanks.

well with so many people trying to get rid of their properties has anyone found a place to sell these, as i am looking to buy a 2nd hand apartment in sunny beach or close by but only see new places being sold. not buying it as an investment though, as i read all the posts and doesnt sound like a good idea.

Hi, I know this might not be the best place for this...but can anyone tell me what banks in Ireland will give a mortgage on property in Bulgaria without taking it out against property in Ireland?

As far as I know, none will. There are one or two in the UK that do, they can be found here:-

No Irish banks will lend in Bulgaria because it's too risky for them, so they want Irish investors to take all the risk by releasing equity and thereby risking their own home. The banks are safe in the knowledge that they can get their hands on the investors home if anything goes wrong.

Of the people I know who have bought there thinking that they could get mortgages they have had a nasty shock and have had to release equity anyway because Bulgarian mortgages were very high, 8-9% approx, some of the ones on the link above are slightly less, but unless you put in a massive deposit (thereby greatly increasing your risk which I wouldn't advise) the investment will probably not be able to wash its face. It's irrelvant anyway with a 10 (or 12 if you're lucky) summer season there is no way the investment is going to wash its face anyway.

Don't go through with it and stick to a safe market unless you are seasoned overseas investor who wants to take a punt and can afford to lose your money.

Simon, it's not a financial investment for me as such. I'm a snowboard instructor and would be using the property myself, I know the developer and would be buying a decent apartment in a complex of 8 in total, all privately owned and aren't currently on the rental market.

Irish banks won't support a mortgage but www.bulgarianhomeloans.com do. Anywho, to settle you I probably won't be going through with the purchase, Bulgarian loan rates are criminal.
