Advice on Mortgage Rate

I have an mortgage on an investment property with NIB - my rate is a discounted standard variable rate which is their standard variable rate minus .24% for the life of the loan. THe rate is about 4.35% (they havnt increased the morgage since June '06). Is this a good rate or what should I be looking for if I go in to negotiate. THe mortgage is 200,000 on a property of 300,000.

Any advice appreciated.

It should only cost you a switching fee (about €90, last time I looked).
 
I don't see why not — it's described simply as a 'residential' mortgage (unlike, say, their [broken link removed] mortgage which they stipulate 'is available on your principal private residence only').

Worth ringing your manager, anyway. If they demur, say you're considering moving to another lender... ;)
