Advice needed on Help to buy Schemes on second hand houses and in the middle of a separation

What are the thoughts on the help to buy schemes, will second hand houses be included in budget 2025. Won't be able to afford a new building with current prices. Looking at second hand. There does not seem to be much if any assistance. In the middle of a separation. Also worried that if I buy before a waver is in place my x will have rights over it.
