advice for newbie landlord !!!!

I have a partially rental property in a quite residential area.
The tenants have all good jobs, keep the house in great condition
and pay the rent on time,

The only thing thing is that once every 3- month they have a house party
and the neighbour who has a new born baby complains to me.

I have had a word with the tenants and they have told me that
she is over sensitive.

I have also talk to the neighbour and I have to agree with the tenants in that
a part once every 3-month finishing at 12.30 where the neighbour is both invited
and informed can be that bad ??

What are my obligation as a landlord ? and are your obligations different if the terms
of the rental is under the " rent a room" scheme

I don't understand the relevance of this. Are you living there yourself and availing of the rent a room scheme or are you living elsewhere and renting the house "normally"?

I am in the process of converting the house into a normal investment property!

Any advice ?

Thought so.

And you are surprised that the neighbour complains to YOU about the parties in YOUR house in which YOU are living?

As far as I know any breach the law re noise levels etc is ultimately the responsibility of the residents of the house.
 
I don't think 3g is surprised his neighbour comlained to him, he was just asking for advice.

Are there not guidelines of what noise levels are acceptable as what times etc.

The quick guide is very informative

One of the landlords obligations is to "enforce tenant obligations"

And one of the tenants obligations is to "not engage in or allow anti-social behaviuor"

It can ultimately come back to the landlord is tenants make a nuisance of themselves with the neighbours

You are OK in your circumstances (for the time being) as it does not cover properties where the landlord also resides
 
For what it's worth there's some more info on tenant/landlord obligations on the Threshold site (although the site seems to be broken at the moment).
