1 or 2 LPTs?

Hi. I have a granny flat attached to my house that I have rented in the past. The income was allowable under rent a room. I am now selling the house and the company that assessed it for BER has given 2 different certs. If Revenue consider this to be a room in my house, can I reasonably assume that one LPT is payable despite the 2 BERs? TIA.
