1 Bed apartment Mortgages?

Hi I've been looking at buying a one bed apartment and was wondering what the max amount of the cost price you can borrow is? I've read on a lot of the banks websites that you can't get 100% for a 1 bed but is it possible to borrow 98%? Would be grateful of any help or advice,
