Mortgage Calculator

Folks,

I'm looking a for a mortgage calculator that will allow me to input periodic extra payments over the life of the mortgage, and instead of reducing the term as a result, reduce the monthly repayments, using the existing term.

Karl Jeacle's allows extra payments to be input, but only shows how this would reduce the term while keeping payments consistent, rather than the other way around. (At least that's the only option I can see).
