Correct Land Registry charge?

Land Registry Fees

There are two types of title. Most modern titles are Land Registry. The fees are as follows:
€51,001 - €255,000.... ..€ 375
€255,001 - €385,000.....€ 500
€385,001 +..................€ 625

Hi,

In relation to your figures above, we are buying at exactly 255.000.00. Our solicitor is charging us €525.00. Can I ask that she only charge the € 375??
 
Do you have a mortgage? If so there is an additional charge of €125, also if a new folio has to be opened, an additional charge of €60, to prove to your financial institution that the charge has been registered in due course, either a folio, filed plan or land certificate ( charges of up to €25 each), if a cert of charge is needed, an additional €6.

By the way, your solicitor is merely passing on the land registry fees to you- not charging you for them as such. These are government office fees, and have no advantage to your solicitor.
 
Why do not you ask your solicitor for a breakdown? it would be interesting to compare with Vanilla's input...

well, that's the theory.... so to be sure to be sure, no harm is checking. Solicitors are human and make mistakes ....
 
Certainly there's no harm in checking, and no harm in looking for a breakdown. To me it sounds like a straightforward 375+ 125 ( mortgage) + 25 ( either land cert or filed plan).

And solicitors are indeed human and can make mistakes. You will find however that if a solicitor inadvertantly over estimates land registry fees, that the excess will be refunded to you. Solicitors accounts are audited every year, and every now and then are inspected by the law society. We are extremely heavily regulated by the society ( and rightly so, as we hold clients funds and are in a position of trust).
