    Thanks for the info! I endured 40 mins on hold the first time I rang so I thought my delay was just a delay in processing the paperwork but it looks like it got lost in the post. I requested it online this time on Friday, hopefully it comes through before the rates increase.

    Yeah I was quite surprised when I heard the figure - given how many on this site have been quoted 0 to a couple of hundred. Any idea why it’s so high? I’m going to call back over next few weeks and days and see if it fluctuates much.

    Well BOI called back and offered me the 2.8% rate. No movement on the €2700 break fee though so will call again over the next few days and see how much it fluctuates I guess.

    Yes that's a good approach. I may just email the EA first to bring up the prospect of us and the vendor working towards a deal in the absence of other bidders. May be a better approach than just going in with a number.
