Would we get mortgage approval if we keep rental property ?

You've admitted that the commute to Dublin & the cost of travel are making life miserable for you. Where the apartment is situated close to where you want to be. So it seems to me that space is the compromise you would have to make if you moved back to the apartment. Move back & get a skip &...

Amazing that there's not more objection to LPT

Not at all surprising considering Revenue collect it & have numerous ways to extract the payment from you.

ptsb mortgage holders warned of delays in selling their homes?

"Permanent TSB says it is carrying out an assessment of all mortgage contracts to to identify any instances where the contractual terms and conditions attached to mortgages with the bank were not fully honoured" I wonder if they mean that the T&Cs werent honoured by the bank or by the customer...

    Ridiculous requests from buyers

I think the only thing you should sort out is the vent. Other than that the buyers are buying the house as it is & they can make the improvements listed.

PRTB ruled in my favour, tenants in-situ but haven't engaged ... now what ?

That's the bit that loses me. LL has a determination in his favour, the eviction is valid & yet if he then evicts the tenants, it's deemed illegal? It's comical if it wasn't so serious.

PRTB ruled in my favour, tenants in-situ but haven't engaged ... now what ?

Over on the property section of boards.ie this subject was discussed recently. Sorry I can't find the specific thread but maybe if you search with a few key words you might it. It did involve taking the PRTB adjudication to the courts though. What I don't understand is why if the PRTB has...

Purchased a house in 2015. What valuation for LPT?

Thanks mf1. Hope you never meet one of those awkward beggars!

Purchased a house in 2015. What valuation for LPT?

I didn't object to paying the portion from April to Dec. especially as everyone in the chain did the same. It might be different if one person decided to object as they were not the owner at the chargeable date. The same happened for management fees. I also had to write to Revenue seeking...

Purchased a house in 2015. What valuation for LPT?

We paid the previous owners for April-Dec 2015 and our purchasers paid us for the same period. I didn't realise that we weren't under an obligation to do so. I think solicitors are coming up with this system & if everyone agrees then it's ok. Interesting though that it could be considered a choice

Thanks for this ^. Good news for me as I was thinking it might be 2015's value that I would be charged on.

Purchased a house in 2015. What valuation for LPT?

I purchased a house in April 2015. We paid the vendor for the proportion of LPT due for this year. For 2016 can I pay the same band level as the vendor declared in 2013 or do I have to pay based on the price I paid in April 2015?

    Sale Agreed Timing

There is no set time for this. The EA generally changes it to SA when they feel sure that the sale is going to proceed. Have you organised a solicitor & is the ball rolling on the buying process? A booking deposit means nothing legally as it can be cancelled & returned. Speak to the EA & make...

Wife has died ..What now for Joint Mortgage

I hope your solicitor is helpful to you. Just a thought...do you have a family friend or a brother or sister who is good at the financial stuff? You're right that that there is usually one person in a house that looks after the financials. It might be helpful for you to have someone you know...

    Rental Property-Keep or sell

Only sell if you know for sure you will invest the majority of that extra money in something sensible. I can see that freeing up cash flow is important & a car purchase might be essential in the future, but it's easy to get used to that extra money & end up spending it. DC pensions are a...

Can I get a negative equity mortgage if my current mortgage is with Danske Bank?

I sacrificed my Danske 0.5% tracker to move house earlier this year. We're now paying 3.6% with KBC. It wasn't in NE. Sometimes I think it was a crazy financial move and then I look around the house & despite the extra cost I'm glad we did it. The Danske tracker is valuable for sure, but...

Not entitled to illness benefit or maternity benefit. Any option left?

Thank you both for your replies. Yes, they are living together & he is working so it may be that she isn't entitled to anything. I'm not sure how long they'll be together though. I never thought of her starting a claim at home first but that seems very difficult & she would have to move. It's...

Not entitled to illness benefit or maternity benefit. Any option left?

I'm posting on behalf of a friend from another EU country. She has 36 weeks of contributions in 2013 & 30 weeks in 2014 in that EU country. She was working here from the beginning of April until the end of July & then got signed off sick by her GP. To complicate matters she is pregnant & has...

Replacing Small Electrical Items - Expense or Capital Asset??

I expense repairs & replacements. Having a kettle, toaster, washing machine, Hoover as capital is mad. None of these things will last 8 years in rented accomodation. And I'm not faffing about working out how much depreciation I've claimed on a Hoover over two years & how much I now need to write...
