    Also told the valuer what figure i was looking for when switching and luckily there were other houses in the estate (albeit slightly bigger or with more work done) that had similar or higher prices when they sold so he put it through. It wasn't unrealistic and still way less than we paid for it...

    If OP decides to take the 5 year fixed rate now and in a years time the fixed rates haven't changed can they ask their bank to begin a new 5 year fixed term taking him up to 2024? Or would this involve breakage fees etc.?

    I was thinking would it make any difference to pay a lump sum while the rate is 3.3% or would it be better to make it if the rate was 4% for example, with no other loans or debt to pay back. But it surely makes no difference, just wanted to double check. Thanks Brendan.

    Yes it's just a valuation which costs 150. they are only valid for so long so I had to get a second one which cost another 75, guy was in and out of the house in a minute.     For galego, gnf and qwerty5, The move was from the EBS to AIB. I contacted Revenue and she said it should be in for the next mortgage payment at the end of this month, and the payments will be spread over the year if they missed January. I will update in a few weeks hopefully.

    Hi Brendan, i took out my mortgage in 2005 on a standard variable and in 2006 was offered the opportunity switch to a tracker, to which i accepted. The condition they said was as we took a mortgage of over 250k out. It was never implemented though, do you think i have a case?
