    Tax on shares

I noticed this recently. When completing the w8ben form electronically it wouldn’t accept a blank entry for TIN. I ended up using my PPS number but didn’t like doing that. Is it a new requirement that TIN is mandatory?

Negotiated a lower rate with BoI by threatening to switch to another lender

With the recent cut by EBS, is there a chance that a new rate of 2.8% is being prepared by BOI and that the people above have just got early access due to circumstances?

    Inheritance and US based shares

Thanks for the response. Is it that keeping the shares with a non-US institution removes the liability or is it that its easier / possible to avoid a liability? The intention is to avoid tax but not evade it.

    Inheritance and US based shares

Wow! I thought there might have been some tax and threshold but not this punitive. One of the posts above indicates that many people choose not to pay. Is this route even possible if the shares are held with a stock transfer company or will they take the tax at source?

    Inheritance and US based shares

Through working for multinationals I have accumulated a basket of US based shares. I'm treating these as a long term investment and therefore may become some element of an inheritance. Is there an added complication from these being US shares in the case of inheritance (US inheritance tax) or...

Mortgage which goes past 65th birthday

Thanks for your analysis and this is something I struggle with continually. The shares are in a basket of US based Pharma that I picked up over periods working for the companies. They are performing very well (appreciating) currently and dividend return is good. I had hoped to get closer to...

Mortgage which goes past 65th birthday

Thanks for the responses. What would be acceptable proof of ability to pay? I have a standard DC pension but don't intend to be using that for mortgage payments. I have shares with current value in excess of mortgage balance but didn't think it would be considered when, by its nature, it's value...

Mortgage which goes past 65th birthday

I'm with PTSB on 3.7% variable rate mortgage for LTV < 50%. As it stands my mortgage will run until I'm 69. I would like to reduce my monthly repayments - freeing up cash each month. I talked to AIB and would in theory meet the requirements to switch but would need to reduce the term to my 65th...

Key Post Capital Gains Tax on sale of shares

I have read that transfer of assets between spouses are exempt from CGT. Can that be applied as follows: Partner 1 has shares which have appreciated from 10k to 30k. Partner 1 transfers shares to partner 2 with no CGT applicable. Partner 2 disposes of shares for 30k. Since Partner 2 has not made...

Any lenders reacting to Ulster 2.6%

It's not much of a response from PTSB. Limited to new customers only so as usual they're happy to have existing variable rate customers subsidise the deals for the rest of their customers.

Key Post Should I fix my rate to escape the very high variable rates?

Hi Brendan, Is there any timeframe on when the forced rate change is likely? Less than 6 months, less than a year, 1-2 years?

Customers should boycott lenders who do not pass on cuts to existing customers

While true, the problem is there's a cost involved in moving. So if you move you need a period of time (several months) where there is a rate difference or you could end of losing money on the switch.

Customers should boycott lenders who do not pass on cuts to existing customers

I'm an existing PTSB variable rate mortgage holder. I called them yesterday to ask to change to the new business rate. They said that wasn't currently allowed. Maybe there's some hope in the use of "currently". I'm fortunate enough that my LTV would allow me to switch, however, how do we know...

Maximising CGT benefit from house move

Thanks Lexicon. So if I've held the property for 10 years and I decide to leave it unoccupied for 1 year before I sell (and thereby cement the expected 50% loss) how much of the loss can I attribute to that year? In reality I would expect the loss in that specific year to be negliable as...

Maximising CGT benefit from house move

We recently purchased a house which will shortly become our PPR. Our existing PPR has been put on the market. That house will be selling at approximately 50% of its purchase price. From what I have read there is an exemption to CGT for a move of house. My question is: How do I get revenue to...

Planning permission for removal of chimney?

Thanks for the responses. If planning was required for the chimney removal it would be the only part of the job which would require permission and I don't want to delay eveything weeks or months for that. A mock chimney could be a useful work-around to retain the external appearence while...

Planning permission for removal of chimney?

I am in the process of planning some internal and external changes to my house. One of the proposed changes involves taking out an internal wall which includes removing a chimney from the ground through to roof level. Does this change require planning permission? I have been dealing with an...

    Switching Mortgages query

I asked something similar a few weeks back and got the following advice ... "KBC will go up to 80%. Bank of Ireland and ICS will go to 50%. AIB will not take a switcher at all." While not being in NE it appears only healthy LTV are being considered.

    Incentivising estate agent

I agree with elements of this Mercman but if it were that dependant on the market people wouldn't use estage agents at all - they'd just post an ad.
