    How much is your house worth? Tracker rates are generally based on the value of your house, we are on a fixed rate so makes no difference to us but if I was going variable the cheapest we were quoted was ECB + 0.5% being 4.5% at the mo.

Irish life do a price match but if you have nany illnesses etc I'd go elsewhere otherwise they will be the cheapest, allianz offer 3 mths free in 1st yr with NIB mortgage so defo worth it as you are not oblidged...

    No timber framed with comcret surround are still timber framed. It should be noted that aslong as the contractor is isai (iasi?) approved or there is homebond on the house you will not incur a higher premium (I asked!)

    the security fee should have been explained upfront...it is the fee charged at the very end of your mortgage (called a vacate fee) €65 is for releasing the mortgage on your deeds and €15 for releasing the mortgage (also called assignment) on your life policy. this was fully explained to me...

    Fixed rates

    I don't get why so many people are fixing at higher rates than those available elsewhere in the market place, it clearly shows that they are not shopping around for the cheapest rate. I've just fixed for 3 yrs at 4.18...this has since gone up with the institution I'm banking with to 4.55% still...

    If your account is well operated and kept within agreed limit there is no reason another bank won't offer what your geting at the mo or better. Ulster bank, PTSB, NIB and AIB all have varying freebanking packages available why not pick up a phone and see what's on offer.

    To me it seems you are in need of housing, you have binding contracts for sale of your own property and while yes that was your choice you are now in need of housing. If they don't issue consent to sell to you by the time you sell, you could always threaten to arrive at the council offices, kids...

    Choosing a mortgage rate....

    Personally if I was thinking of fixing for 5 yrs I'd be shopping around, the cheapest 5 yr I can see at the mo' is NIB's 4.65% the difference over the 5 yrs is quite alot. Not 100% if that is the cheapest but there's no way I'd be opting for 4.99% when there is clearly cheaper available.

    Do NIB have a switcher offer for tracker?

    NIB offer €600 towards legal costs and this increases to €1000 if you switch your current account to one of the 2 top packages ie. easy plus or prestige. Ring your local branch and they will go through the options with you.

    Fixed rates

    AFAIK you can't make additional repays to a fixed rate mtg. There is a penalty for repaying your mtg early, usually 6 mths interest. If you feel you are likely to repay small lump sums to your mtg there is nothing stopping you fixing 1/2 your mtg and keeping the rest on variable.
