Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

That's totally fair enough, and a good point regardless. Thanks! I do appreciate your input. Everything is a sense check. Have a good one; you too.

That will depend largely on the glue used no? But that's an aside and was used to provide context. I think we're sidetracking, and if I'm honest I don't think your being fair re emotional attachment. The issue here is a) the removal of property without discussion and b) and emerging pattern...

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

Ah, it just occurred to me that when I said "stickers" it might be understood that it's a few badges or similar. Not that it make too much difference I suppose, but what I mean was a decal that entirely covers all the tiles and grouting with a pattern/image.

Im struggling with the advice here. Are you suggesting I should just suck this up and do nothing? It sounds like you don't think a 'stern talking' is of value (apologies it I'm misrepresenting you) and that you feel I'd be best not mentioning the deposit in the fear they recognise its...

Seems a bit daft responding then really, no? Almost like you've no real interest in helping. Sadly I am a landlord. Not by choice, but such is life. We can only play the cards we are dealt.

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

No I get that; I get it could be a lot worse. Indeed, that's exactly why I'm asking for advice - I don't want it to get any worse (I understand that it can) . I'm asking for help now because I don't want to be asking for help after it burns down or is turned into a brothel as per that example...

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

Yup, that's exactly right. Thanks for the opinion. I suspect this isn't grounds for eviction at this point but I'm concerned it'll escalate. There appears to be a distinct lack of respect in this partnership.

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

I've been a landlord for about 15years now. I struggle to see the removing of large pieces of furniture as a 'little thing'. If you care to consider the above a significant/large fixed asset that has been destroyed. How does this help? Help me understand your carefree perspective!

Frame was between 6 and 800 new. Mattress about 300. Frame was a few year old. Mattress was brand new (replaced at their request).

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

Yeah I hear you. My plan is to have a meeting and set out again that they can't be making decisions like what with consulting and can't do things like that without my permission. I'll advise of my disappointment. I'll set out what I want to improve. And I'll follow that up with a written...

They signed an inventory. I've had to chase a couple of times for rent. General upkeep (aside from the above) is not great. So no, they aren't great.

Landlord advice concerning tenant removal of furniture (and impact on deposit during existing lease)

I'll keep this brief. A couple of years ago, i noticed that tenents had put patterned stickers up over the white tiles in the kitchen. They were adamant that this was an improvement. I had an informal chat and advised them that a) they should not have done they without my permission and b) they...

Tracker on a rental during COVID

How the air up there on that high horse? People are honoring their mortgages and have been for a number of years through thick and thin. Life circumstances have changed and (in my case at least) I was advised that by updating the bank they'd have used that info to move me to a punitive...

Tracker on a rental during COVID

No its about even with 10 years left. I dont have the tracker contract to hand, but as I understand it, changing from PPR provides the bank with an opportunity to change mortgage accordingly. I hear you, but its hard to relax in the current situation. We're at DEFCON 2 with panic klaxons going...

Tracker on a rental during COVID

My wife has an EBS tracker on a house she bought before we met. Since then, she's rented it out and become a stay-at-home mum. Previously she rang to discuss the implications of renting and a very kind agent rang her back advising her not to inform as she'd loose her tracker (this was a long...

Cheers. Any recollection or concept of the amount extra the house cost? Was it 2%, 5%, 10%...?

Considering buying a show house - how much extra?

We've our eye on a showhouse, which we are currently waiting for it to go on sale. The agent has advised that there will be a jump in price due to it coming kitted out. Any idea what we could expect to see in terms of a price jump? Also, any hints, tips, warnings, advice welcome. Thanks.
