    Thanks everyone and just to update, own house valued at a minimum of €290k, mortgage at €34K, savings at 52k, 2 lenders will give us exemption on deposit @10% on a new mortgage of €280 to buy while still in own home so we wouldn't be under pressure to move on a deadline but.... we are struggling...
