    Thinking outside the box here….but, could you contact the vendor who pulled out but said they’d sell in January due to CGT exposure- how much they’d be out of pocket? Could you maybe agree to meet halfway or something on how much they’d be out of pocket so that they’d proceed with sale?

    Ah yeah get ya- I’m not suggesting anything ontoward but I was curious about how revenue could actually conduct an audit as there would be no paperwork between homeowner and licensee- but the amount the homeowner gets from licensee should be declared to revenue alright.

    Yeah but I’m sure that will find its way into mainstream media soon or certain politicians will subtlety advise the HAP tenants that enquire about it. It’s crazy tbh and in now way do I think LL should be out of pocket either.

    Yeah I get ya- but at the same time with commodity prices coming down and interest rates going up should this not lead to lower prices because of lower demand (because of higher interest rates) and lower materials costs (because of lower commodity prices).

    Yeah I’m two years into an avant 7 year fixed at 1.95%. So I’m leaning towards just hanging on for two years- saving the 40k and getting it done then.

    I should have clarified but I’m 16 months into a 7 year fixed with them. They didn’t want to look at equity release- I suppose that’s just the way they are setup which is fine.

    There’s also the added benefit of security. Answering (opening the inner door) the door while knowing the outer porch door is locked is great piece of mind. My wife found this great piece of mind on nights when I was on call.
