Thank you all for taking the time to reply, I have been reading with interest. Brendan.... It was a surprise to me when my grandmother left me the money, we were close and in her last ten years we helped along with my uncle to take care of her, I loved her and it out of that love I have never...

    Problem with ex tenants

My advice is give the deposit back, they are in a much stronger position than you, and could make your life hell if they wanted. I realise its not right but its the way the system works.

Reluctant investor in rental property - thoughts?

There are lots of places available to rent. Just help your family member find suitable accommodation, it seems a bit extreme to reluctantly buy a home to achieve this. If you had an ambition to own a particular property or found an investment opportunity that excited you then it would be worth...

I think the interest allowable expense works out as 82.5% for the 09 tax year. 75% for 2010 Not so far, but it is expected, I sincerely hope its not touched. I it stays then the focus should shift to the election, Labour has said they will scrap it, FG have said they will keep it at 75% who...

Will a new property tax be imposed on investment properties?

I certainly take responsibility for my decisions, however, I "invested" with the understanding that I would be working within a tax system that has now been turned on its head. Why not increase the CG tax or the rental income profit tax, IMO it would be much pore sustainable. I believe it is...

Who is liable for the new property tax ? Tenant or Landlord?

Tenant or Landlord. I have read lots of differing scenarios about this tax.. its an asset or form of wealth tax, or, its a user pays rates tax. I hope its a user pays tax for obvious reasons.

Worth Renting out PPR now or wait until tracker.

Just a quick observation would be to be careful about not loosing the tracker. The bank might claim that the property is now an investment and therefore does not comply to the original terms and conditions of the mortgage.

Vacuum Cleaner that can be used for ash from fire

They are very poorly made, I brought the one I bought back to the shop after the suction tube fell apart They said that lots were being returned and they would not restock them. It is a good idea if a better one could be made available.

    interest only declined

I wonder will AIB just allow the unpaid portion accure on top of the existing mortgage amount, you could be in for a nasty shock when the statement comes in. I think its still better to contact the bank and get a written agreement
