Vendor wants to see Loan offer

Isn't this a little odd? I had thought (could be wrong) that you can't get a loan offer on a particular house until the valuation had been completed. And you're hardly going to get a valuation done, until you've gone Sale Agreed on the property. Surely any auctioneer would know this. As for...

    Cat-proofing a garden - advice required

I've just moved into a new house in Dublin, and want to cat-proof the garden, so our cat can go outside, but where she'll be safe and won't either stray or go wandering into other people's gardens annoying them. The garden is a fairly typical back garden - 30-40 feet long and about 30 feet wide...

    Deal on house contents

Well, you wouldn't be going back on a deal if he's already broken it by not clearing out the rubbish (I assume that an empty house was part of the contract - it's fairly standard) and by not completing the agreed repairs. I certainly wouldn't take any nonsense from him about his deciding whether...

    Deposit question!

Yes, it's usually not a big deal, especially with the kind of figures you're talking about. I'd raise it with the vendors' solicitor fairly quickly though (and let them know how much you're in a position to offer as a contract deposit), just to avoid any nasty surprises further down the line.

    Deposit question/Confusion

Don't forget the €3000 booking deposit already paid. It's still €500 out, but it's fairly close.

UPDATE: Advice re myhome.ie and Estate Agents

Re: Advice re myhome.ie and Estate Agents I think it's just the luck of the draw. The person who sold our house for us was fine, but the estate agents (well, some of them) that we've been dealing with as vendors have been appalling. Still, you're better off without him. It's not a matter of...

UPDATE: Advice re myhome.ie and Estate Agents

Re: Advice re myhome.ie and Estate Agents He WHAT? While it might be a good idea to restrict viewings in that way, it's completely your decision and he definitely shouldn't be ruling out potential buyers without getting your 'okay' on the strategy. That, plus the fact that he has no business...

UPDATE: Advice re myhome.ie and Estate Agents

Re: Advice re myhome.ie and Estate Agents Yeah, see, if this guy was any kind of professional he would have given you a list of the services he provides which would include (or not) placing an ad on myhome.ie (and keeping it up!). On the point about the painting, it'd be reasonable to tell...

UPDATE: Advice re myhome.ie and Estate Agents

Re: Advice re myhome.ie and Estate Agents I'd drop him immediately. I've never come across anyone who doesn't use myhome.ie (and I've met an awful lot of people over the last year who are buying/selling). As things are slowing a bit for the summer, it might be that much harder to sell the...

Question about closing dates and contracts

A quick question that hopefully someone will know the answer to: Supposing I, as a purchaser, sign a contract to buy which specifies a certain closing date. Then the vendor comes along (without having signed the original contract) and requests another (later) closing date. If I haven't signed...

How does trading up mortgage/finance work?

One quick piece of advice, if you haven't already done it, is to instruct your solicitor to seek the title deeds for the property you're selling from the lending institution that currently has them. Delays in getting deeds can cause major headaches down the line, but if your solicitor has...

    Bidding for a house

I wouldn't have thought so. A house isn't 'sale agreed' until the deposit has been paid. I take it they didn't alter the 'For Sale' sign at that stage? If it's the large, nationwide EA I'm thinking of, I wouldn't be surprised. From my experience there's a particular one which seems to be far...

Verbal agreement on House - steps to follow.

One quick point on this. While the OP should sort out a surveyor quickly, the comment about how it should have been done prior to buying is a little odd. What do you mean by 'buying'? Sale agreed or signing the contract? If the former, then that's simply not feasible. I've found myself bidding...

money from proceeds of sale towrds purchase query

I would have thought it was up to you to instruct the solicitor on what to do with the money. I'm in a similar position in that I've closed on a sale, although I haven't gone to contract yet on a purchase. Once we closed, and the solicitor paid off the remainder of the mortgage he gave me a...

    How long after signing contracts?

Well, assuming that you have your mortgage protection etc covered, there shouldn't be much left to do. The date you can actually move in should have been specified in the contract. Also, you might want to arrange a pre-closing inspection before you actually close, to ensure that the vendors...

    Question about conditions on contracts

Yes, I'm aware that I'd have to stick to this. However, given the problems that we've had with the vendors and the fact that I've come very close to withdrawing the offer already, this condition would be a 'final straw' thing, rather than just a casual threat.

    Question about conditions on contracts

Sorry, perhaps I should have been clearer. I'm the buyer, not the seller. That's all fair, but this particular question is arising from a situation where (for reasons I obviously don't want to go into publicly) there's something very fishy about the vendors and there have already been...

    Question about conditions on contracts

True, but if the seller doesn't accept it then it's reasonable to assume that they're not willing to sign in the first place (or, at least, to stick to the closing date). I will do, when the contracts actually arrive and we can see the closing date on them. It's just a thought that occurred...

    Question about conditions on contracts

Hello, I've a legal question that someone might be able to answer. Is it possible, as a buyer, to add a stipulation when you sign a contract that, if the vendors don't return a signed copy within a certain period of time (10 days, for example) that the contract is null and void, even if the...
