How to deal with negative equity following unemployment and relationship breakup

I am REALLY curious as to what area he is going to be studying in? I update advertisments on a Public Service website, and I can tell you there, are very few jobs advertised regularly, those that are advertised, receive huge volumes of applications, many by people with qualifications above and...

BOI not passing on ECB drop to mortgage customers

I am with BOI tracker and got the reduction, we got a letter from branch last week, and payment went out on Monday at €100 less than last month. I would ring your branch. We have our tracker nearly 3 years, maybe it depends how long you have it?

Average Cost of an attic conversion in South County Dublin

I am in North Dublin and got a quotation on Wednesday for 15K ex VAT(13.5%), this is including compliance certificate. I'm not getting an ensuite, it includes, stairs, velux windows, flooring, walls, lighting, gas and electrics, sockets, and some built in storage, to a really good finish, we...

    Help with selling

Most places in city center are not nice areas. Parnell St, Pearse St, anywhere on Quays, christchurch, they are ALL rough!! I did ask where it was located.

    Help with selling

I think that is quite expensive for a 1 bed appartment in the city center. In the current market it would want to be quite 'special' to get that price. You can get really decent sized 2 beds in great nick for 350K on Cork St which is city centerish, so I think you are over pricing yourself...

    Santry

Hasslehoff, I think you make some really valid points, I don't live in Northwood anymore and from your accounts there seem to be mgt issues - mind from talking to friends living in Dundrum/Sandyford in appartments that's not all that unusual. Also most complexes have a big mix of rented...

    Santry

Really????? I just sold an appartment from Lymewood Mews in Crowne Plaza complex in December and made 95K on the purchase price in just over a year - don't think that's bad resale value in fairness. And it was a fab place to live!! Huge park on your doorstep, I loved it............just wanted to...

    ballyhaunis mayo

Re: ballyhaunis I can second this!! My brother worked there for one Summer and it was Hell. But back on topic, I would imagine alot of them will be for the rental market. I know in Claremorris - probably the biggest nearest town a quarter of the population is made up of non-nationals and...

I was bemused by that comment about theft also but choose to ignore it.

Mortgage & Deposit for First Time Buyers

Well it seems madness to me! If you are in your early twenties, why not save for a few years. Clear your loans and get a deposit together, its not like we are in a rising market like a few years back. If you are both able to earn more through nixers why not save through that for a while?

    Shanowen - Santry

I looked at houses in Shanowen before moving house. I thought it was a really lovely area, very quiet, really settled and peaceful. The only reason we opted out was we decided to move slightly closer to town. I think it would be a great buy, that general area, seems to be a bit undervalued...

    Barbeque for apartment?

All I will say is be very careful. We got one of those disposable BBQs last Summer we were ground floor appartment. And the decking went on fire about an hour afterwards. Luckily we were still there and got it under control and there was limited damage, or I shudder to think what might have...

Sell to Rent..........Crazy or Good Idea?

Not really, not everyone takes out a 30 year plus mortgage!!

    Re: Summer Rental

I would think so. You can rent out a room of your house and get up to 7K without having to pay any tax so I would assume if you are not making more than 7K you should be fine.

    Mortgage renewal question

I can only talk from my own personal history. Before clsoing on our first purchase, my partner lost his job, and it was really frightening. He got another job (luckily) within two weeks. We already had everythign signed off and said nothing. I don't think you have to resubmit everything...

    commute gorey to dublin

Can I just say I would REALLY REALLY reititerate what Monkeyboy & others have said. I had to commute last year from Santry to Ballyfermot daily. Now I will admit I was not used to commuting at all! I was getting 2 busses so it so was taking 1-1.5 hours each way. You have NO IDEA what...

    Avoiding stamp duty on contents

I agree with the above posters, fair enough, for tables & chairs and beds and the like. But bathroom fittings, decking, flooring are accepted standard part and parcel of the house. When we moved we left all that and blinds etc, and fully fitted kitchen appliances etc. They were all integrateed...

Length of time house has to be for sale before can go sale agreed

We had our property on the market and went sale agreed within 10 days. Had offers from 4 parties, 2 were really interested but one REALLY wanted it, so we agreed a price with him. I'm not ware of any legal requirement for length of time? It's your home, so upto you I would have thought?

our buyer has signed and sent contracts to us without 10%?

When we bought our house in December, we originally paid €6,000 booking deposit. We had arranged a bridging loan(no excuse for not getting one nowadays, as they aren't as expensive as you would think at all) to cover the 10% balance until our sale had gone through. However, our solicitor...

    Thatched cottage.

Something else to consider is if there is land around the house, you may qualify for a forestry grant also, which isn't a huge amount of money but it would help cover maintenance. A friend of mine was in a similar situation, she thatched her cottage (big grant for this and looks fab), and...
