    Mortgage for non resident

Maybe I've phrased it badly, but that isn't what i meant. I meant as he would be renting the house out in short & medium term, he could use the rental income to help pay the mortgage, and he would be able to offset maintenance, repairs etc against tax owed. I have a house rented out myself for...

    Mortgage for non resident

He actually had 3 rental properties in the US, aside from his own house, which he sold over the last 18 months, at a profit. He could buy the house outright, but prefers the idea of part finance, part mortgage from a tax point of view.

    Mortgage for non resident

A relative of mine has been living in the US for the last 25 years, and has been looking for a property to initially rent out, but move back home to in time. One has come up, and while he could properly cover the entire cost of the house, he's thinking of putting 50% down (about 170k) and...

    CGT issue on land sale

Any help would be appreciated. A relative who is an irish citizen, has lived and worked in the UK for the last 30 years. About 20 years ago he bought 30 acres on the side of a hill, near his parents small holding and house. He paid about €30k for the land, but that land is now worth about 120k...

    Electric Fireplace recommendations

We're doing up a house for rental at the moment and are looking at getting two electric fireplaces, one wall mounted and one stove. We've been looking at the Gazco make but I nearly had to be scraped off the floor to find out that we'd have to shell out the bones of €2,000 for the two. The...

House bought with a view to renting out. Advice needed

I'd be very happy if I got 8K ! Don't get me wrong, if I can maximise the profit I will, but my motivation is long term and to do better than risk taking in such a volatile market. We went through a long number of years where our investments at best stagnated, any positive return is welcome...

House bought with a view to renting out. Advice needed

I'm just saying that I'm not looking to get every last red cent out of the rental, as some obviously are for their own reasons. I'll pay the taxes and charges due, and whatever's left over we will still be doing better than putting into a bank or taking a chance with shares. For example, I have...

House bought with a view to renting out. Advice needed

Sure, the cost is about 230K and renovation cost will be about 40-50K. It's mostly internal work, Rewiring/Plumbing/Heating/Insulation/Kitchen/Bathrooms along with painting/decorating, and depending on the cost, a small porch at the front. We were advised against adding a 4th bedroom by the agent.

House bought with a view to renting out. Advice needed

Well the house is in an excellent area for renting out, so we're happy with that (we've done our research that whatever comes up for rental, doesn't stay vacant for long). The management agent we will be going through, has managed a property for a friend of ours for the last 15 years, and that...

House bought with a view to renting out. Advice needed

Thanks for all your replies, I really appreciate it. It was actually my accountant brought it to my attention, from A Revenue Guide to Rental Income - lT 70 http://www.revenue.ie/en/tax/it/leaflets/it70.html I'll put all your responses to him and see where we are. Thanks again.

House bought with a view to renting out. Advice needed

Hi We bought a house with a view to renting it out, but it is in need of being modernised & re-configured. Once modernised we plan to hand it over to a letting agent. However, we have been informed that if we were to put money in to do it up, we could not write it off because it would still...

Home Insurance question on unoccupied house

Hi I'd appreciate advice on this. We've just bought a house which will long term be a rental property. It needs a lot of work done to it, but we were informed that we have to have had it rented out once for Revenue to view it as a rental property, and then we can write off any renovation...

    Best brand of laptop

+2 on Toshiba. I had heard great reports on Toshiba laptops, and as I work with computers I spent over €900 on a new one a couple of years ago (500GB, Core I7 etc), only to discover that there is a known fault where the fan overheats because there isn't enough room for the dust to escape. By the...

Tablet, what do I need to know?

It depends on the tablet. Obviously the cheaper the tablet, the less options for connectivity. I have an Acer Iconia A500 (the A700 is available now), and it has a - USB 2.0 - microUSB - microHDMI - Bluetooth as well as a MicroSD/SDHC slot, where you could presumably swap in and out...

    Camera or camcorder?

The other thing to consider is the more pixels, the more memory is used up as you store it on your pc. It is not unusual for a couple of minutes video to take up 100MB. That all adds up, so consider your storage HDD as well.
