BOI mortgage interest statements for ‘22 and ‘23

I’m still waiting on my mortgage interest statements so that I can claim the mortgage interest relief. BOI said they’d be issued in January. Did anyone get theirs yet? I got my mortgage statement alright for 2023 a couple of weeks ago.

Can a landlord complain the RTB to the FSPO for loss of earnings?

RPZs were introduced through legislation. The RTB is enforcing the legislation. If you want RPZs to change, then you should lobby government TDs about a change in legislation.

My tenant is interested in buying me out

I will not be agreeing to them taking over the mortgage. I don’t think you can do that here. I have an asking price and it is up to them to raise the funds for it. I am willing to give them some time to get it sorted. If they can’t, then I’ll have to consider what to do.

My tenant is interested in buying me out

Update on this - turns out the tenant doesn’t really understand the process for buying property in Ireland (they are from another country). They thought that they could simply take over my mortgage and that would be that. I have advised them to speak to a financial advisor and mortgage broker...

My tenant is interested in buying me out

Thank you all, food for thought there. There have been a couple of sales of similar properties this year, so I have an idea of valuation from the property price register. I would be willing to offer a discount seeing as we will be saving on estate agent fees and the cost of clearing out the...

My tenant is interested in buying me out

My tenant has asked if I am interested in selling my apartment to them. I most definitely am interested! What is the best way to proceed here? Get an independent valuation, or ask them to make an offer? To say I‘m thrilled with this is an understatement, but at the same time I want to make sure...

RTB registration - can’t get past step no. 6

I though of doing that, but it asks for a CRO number which I don’t have, plus it wouldn’t be an accurate record of the tenancy. It must be some sort of glitch.

RTB registration - can’t get past step no. 6

Does anyone have any idea where I’m going wrong here? Step 6 is where you can add an agent/management company linked to the tenancy. I manage the tenancy myself so I have no details to add here, but it will not let me get past this step. I keep getting a message along the lines of ‘details of an...

    Favourite TV series

The Americans is excellent. For comedy drama, I love Silicon Valley. Russian Doll is also very good.

Astronomical Tax on Rental Income (me too!)

You can post your total rental income received, then a list of what expenses you have (eg insurance, repairs) and your mortgage interest payments. Do you claim the 12.5% per year for depareciation on furniture etc? No-one can tell, from the info you have provided so far, what the tax on the...

Money Makeover 41&41. Trying to get a handle on future

Can I ask what you mean by the 'living will' bit? Has ownership of those 2 properties actually transferred to you yet? If not, don't forget about future nursing home fees/Fair Deal scheme which could have a significant impact on your parents' assests.

Submitting a Form 11 using ROS for the first time

It’s that time of year again, and I did my Form 11 today. Something went wrong after I did the sign and submit, when I was doing the payment - I got an error message about my email (I think). It dumped me out of ROS, and when I went back in, I went to the ‘work in progress’ section, but it was...

Want to buy a car - what to do with my current 11yr old car

Meant to update this... I got the few things fixed, cost €400. Car passed the NCT. I also had to tax it for another 3 months, which cost €110. So now I have to sell it, as easily (for me) as possible. Is it worth looking at a car auction place to do it for me? I really don’t fancy the hassle of...

Want to buy a car - what to do with my current 11yr old car

Thank you all. Another problem revealed itself today - fuel cap won’t open. Ggrrr. Luckily, I had enough petrol to get me home. I’m going to have to take it somewhere, so might as well get the other little things looked at while I’m at it.

Want to buy a car - what to do with my current 11yr old car

Thanks. I was about to add that the mileage is 143,000 km, if that makes any difference.

Want to buy a car - what to do with my current 11yr old car

I have an 11 yr old Kia Ceed, 1.4 L petrol engine. It is due the NCT in 6 weeks time. I have feeling that it might need a bit of work to pass. Last time around cost me the best part of €1k to pass, due to issues with brakes. The car runs fine, but rattles a lot and has a few things not working...

[Enduring] power of attorney or not?

I think that there may be other things apart from paying bills which you might need to consider. A tax return might one and, for example, a specific legal issue has arisen in my family which is proving hard to resolve because we don't have power of attorney. Also, can I respectfully ask that...

[Enduring] power of attorney or not?

There's some good info here: http://www.probate-ireland.com/services/enduring-power-of-attorney/ It seems to me that you have an informal arrangement at the moment, but it would have no legal standing if she becomes incapable of making decisions.

[Enduring] power of attorney or not?

Absolutely do it now and without delay. The alternative is potentially having to go down the ward of court route in the future. We are in this unfortunate position and are waiting more that 18 months for a hearing at this stage. Meanwhile, bills etc are mounting up and nothing can be done about...
