    Shortfall on sale of house

With a shortfall of 52,000 paying 97 per month is never going to pay it back especially if they are adding interest. Others will need to clarify the following paragraphs because I'm not sure about an Instalment Order life span ie could you be paying an Instalment Order on a Judgment for 20...

    Reasonable Living Expenses Guidelines launched

The key document to read are the possible scenarios here [broken link removed] What strikes me most from their publications is that the most focus is on non mortgage holders ie single or married renting. The one I did study was no 5, PATRICK AND LISA’s. Firstly I'm surprised that they feel...

Insulating & Drylining 150 year Old House

Personal experience. 2 foot stone walls, drylined using 3 x 2 timber stood back from the wall slightly using metal clips, foil backed plasterboard. infil the 2" with whatever insulation takes your fancy, I used aeroboard for what it's worth. I do on very windy days get a lot of air...

Septic concrete tank that should have been puraflo?

If you used the BNM engineer to report on the site and submitted that as part of your planning it is very likely that your planning specifically states the Puraflo system. You just need to fit a new small tank beside your septic tank and the puraflo modules beside the percolation area. You...

High Water Table causing septic tank problems

Firstly regarding the product you mentioned you have to be careful that your local authority or town council approve of the system you might install. This usually means an Irish Agrement Board Certificate but in some areas a product with a suitable EU standard may be acceptable. Secondly IMO...

    Gift in Quick Succession

A rule will be applied that it is a gift between your father and your daughter. Gift tax may or may not then be payable. For the sake of an accountants fee for a consultation and form completion it may be worth ringing around a few looking for an appointment.

    tax on plumbing job

Can you elaborate on this. 35% RCT tax is only deducted by main contractors on subbies who do not have a C2. A private householder is not a main contractor. Where is this accountant that let's us claim back VAT on household repairs?

    Faulty Workmanship

If you remove a tile or two or three you would reinforce that area with a few extra hammer in fixings (6 x 80 would do the trick) Each ply sheet should have been placed using at least 16 of these fixings initially.

Married - 2 incomes and standard rate cut off question

It's a little less confusing if you treat the PAYE as the 2nd income which in fact would be the case as the self employed earner is the assessable spouse but that's another days work. Back to your question. A self employed married persons income will be taxable at 20% on the first 72800 and...

Does expensive repair substantially lower selling price?

Unless it's an outhouse or extension 2,700 is not for a new roof. You obviously mean the roof needs to be retiled or reslated. Note a man made roof slate costs over a euro each and a concrete tile would be less than that. Did this bad news came from a roofing company in a van with uk plates...

You can put the details on your Form 12. If I were a betting man I would say that you will receive a pre printed (specially for you with your name on it) Form 12 for the tax year 2010. There will be a section thereon for CGT. Once you have completed and returned that form and everything is in...

    Haven't a clue...help!! Rental Income Tax

If you don't want the trouble of working it out and the profit is relatively small (my own guess under €6,000) and note you may miss the opportunity to save yourself some money just ring the 1890 PAYE number, give your PPS number and the amount of taxable rental income which would be Gross...

Am I entitled to a discount as plumber identified the wrong issue?

How old was the cylinder he took out. It was probably a blessing to replace a 15 year old copper cylinder although a low pressure copper cylinder should work longer but I suspect in an apartment you have a pressurised copper cylinder which would not be expected to last any more than 10 years.

    Concrete under timber flooring

+ = You would normally HAVE to have concrete as your subfloor. You can lay battens in the concrete and then just nail the wood flooring to that. No need for chipboard. Excellent description of the types of sub floor here [broken link removed]
