    Stamp Duty Refund Scheme

I am in the process of buying a site to build a residential house but have recently become aware that all sites are classed as non-residential property for the purposes of stamp duty. In the last budget, the minister was announced that the non-residential rate was increasing from 2% to 6%. I am...

Case study I can pay my mortgage but not my arrears

If you hand back the keys, the bank will sell the property and then chase you for the remaining debt. So it isn't really an option. They are probably very happy with the current situation where you are paying €800 a month of the arrears. I suggest you contact them again and push for the...

Case study I can pay my mortgage but not my arrears

Your original post seems to suggest that you have about €800 surplus every month. How are the arrears crippling you?

Small development 55 units, fair apportionment of mgt fees between 3 types of unit.

If only it was that easy. So much of the breakdown would be subjective. For example, the lifts. You could argue 3 beds use the lifts more than 1 beds but by how much? I guess it could be based on average occupancy but everyone has their own opinion on what that is.

Small development 55 units, fair apportionment of mgt fees between 3 types of unit.

Thanks Lantus. I've checked the lease and although it is long, the only reference to apportionment of fees relates to the year one amounts. It seems a massive mistake by the solicitor as it leaves any minority units open to abuse by majority units. e.g. If 2 beds make up more than 50% of...

Small development 55 units, fair apportionment of mgt fees between 3 types of unit.

I'm in a similar situation. No mention of apportionment on lease but it does mention year one's management fees (€700, 9000, 1,100 for 1,2 and 3 beds). This later changed to a ratio of 1 to 1.5 to 2 which is very different from the ratio implied in the original leases. Tge instruction was by the...

How Do You Give Notice On A Savings Account With PTSB?

Just to be clear, you cannot give notice via online banking but you can over the phone by ringing their customer service line. Once the notice period has elapsed, you can move the money online

Money Exchange Rates and what can I do about it

Just to add an example. You can get 1.3078 right now for exchanging EUR to USD on currencyfair. The fair rate is 1.31516. So you are looking at a fee of around 0.5% which is a lot better than the 6.5% or so implied by your experience with the banks. No affiliation by the way. I just think the...

Money Exchange Rates and what can I do about it

Have a look at these guys: http://www.currencyfair.com/ They match people who are looking to exchange money and you should get a much better rate than with the banks. The are Irish as well. I believe www.xe.com are competitive as well.

drowning in debt 2 incomes, 2 children

Switching Electricity suppliers has been made extremely easy. As far as I remember it just involes getting your MPRN number from your last bill and entering your address details. Even if it was a bit of hassle, surely it is still worth it given your situation. I'd say your gas bill is probably...

    Trying to rectify historic mismanagement

It looks like you are earning enough to support your lifestyle. The problem you seem to have is paying your debt off. As already suggested, switch ESB to either Aitricity or Bord Gais (I think BG are a bit cheaper at the moment). €120 a month seems a lot for 2 people. UPC do a numer of deals...

Is it legal to charge customers who don't pay by direct debit more?

I am not saying that people who don't pay buy direct debit always pay late Surely the main reason to avoid direct debits is to maintain control over the timing of the payment.

Is it legal to charge customers who don't pay by direct debit more?

Non-direct customers are less likely to pay bills on time or even at all. I think it is reasonable that businesses price these risks into their charges

Why not Prize Bonds? Expected 3% tax-free

Nice post. It shows that if you have a decent enough size of bonds, you can roughly expect to be saving half the interest earned and gambling the other half to win the big prize with fair expectancy/ You easiest thing is to think abot this another way. The odds of either or both to win =...

    Proprietary directorship

Cheers papervalue. I was thinking of doing a startup business on the side which would generate very little income for the first year. Looks like it won't cost me an extra €1,830 to do this. Assuming there are no conflicts of interest and no contractual problems, is it inevitable that my...

    Proprietary directorship

Does the above mean that being a proprietary director in one company does not affect my ability to claim PAYE credit if I also work as a PAYE employee (non-proprietary) in another company? e.g. I earn €100,000 a year from Company A as a normal PAYE employee and I also earn €50,000 from Company...

Why not Prize Bonds? Expected 3% tax-free

Expected return is an inpuit to the model. I guess if the expected return never exceeds the risk free-rate then it would never be worth investing so I take your point. It is very subjective though when it comes to stocks. Anyway, I think we are sort of agreeing. The difference comes from CAPM...

Why not Prize Bonds? Expected 3% tax-free

The CAPM is irrelevant and makes no assumption about a positive expected return from stocks anyway. You are correct that expected and actual returns rarely match and just becasue they don't match, it doesn't mean the original expected return calculation was wrong. For Prize Bonds, expected...

Has anyone got a source for the expected return of 3%. I can't find anything on the website?

Why not Prize Bonds? Expected 3% tax-free

Marc, I'm afriad that your analysis is deeply flawed. Here are a few points that I picked out from your post Do you know what expectancy means. THe expectancy is still 3% regadless of the distribution of prizes And those that win win several times more. It is effectively a gamble with...
